The property manager needed a single contractor who could run high-volume unit turns across two communities at the same time, with scope ranging from light punch-out work to gut-level kitchen and bath renovations. Many units were received in severely deteriorated condition — heavy mold, pest infestations, failing plumbing, and damaged cabinetry — requiring rapid assessment and right-sized pricing per unit.
