The Challenge
The property manager needed a single contractor who could run high-volume unit turns across two communities at the same time, with scope ranging from light punch-out work to gut-level kitchen and bath renovations. Many units were received in severely deteriorated condition — heavy mold, pest infestations, failing plumbing, and damaged cabinetry — requiring rapid assessment and right-sized pricing per unit.
Our Approach
We deployed 3–4 crews concurrently, prioritized units against the client's leasing schedule, and established a structured quote-to-invoice workflow that gave the property manager full cost visibility on every unit. Scope ranged from light-touch make-readies to full gut-level renovations, all handled in-house. For the 16-unit re-pipe we brought in a licensed plumbing subcontractor, managing the relationship and billing under a single point of contact. Materials were procured on the client's behalf with itemized receipt tracking.
